In some cases, office construction prices in Montreal have surged by 40%. While economists claim that salaries haven’t risen significantly, subcontractors are charging exponentially higher rates.

There’s an extreme shortage of skilled artisans, coupled with a surplus of construction projects. Tradespeople who used to earn $40 per hour now command $60 or more directly from their employers. After factoring in markup, the hourly rate can reach around $120. Additionally, material shortages and delivery delays further escalate project risks and costs, leading to some builders going bankrupt.


Navigating Fixed-Price Construction Contracts


Builders accepted fixed-price contracts with razor-thin margins, but prices escalated rapidly. How can we adapt in the world of office space leasing in Montreal? Property owners often provide incentives based on lease duration. For instance:


If you plan to rent 5000 square feet at a gross rent of $40 per square foot, and the owner offers an incentive of $30 per square foot for a five-year lease, they’re willing to contribute $150,000 toward your build-out (including taxes).
